The property
The building's on Brickell Bay Drive, with a car entrance from the side and a twenty-four hours. The social lift goes straight up to the thirtieth floor and opens in a hall that serves only this apartment — there are two per floor, and this is the corner. From the door to the room there is no corridor: you enter facing the bay.
It is two hundred and ten square meters private, with glass from floor to ceiling in two facades: south, to the bay and Key Biscayne, and east, to the canal. The living room and kitchen are a span of only sixty-two square meters, without column in the middle. The three suites are in the west wing; the main one has a 12 meter closet and a bathtub next to the glass.
The building is from 2019 and has swimming pool on the eighth floor, gym, meeting room and two social lifts. The convention releases leases from thirty days, with up to four contracts a year, and the apartment has been rented since 2023 — today for nine thousand eight hundred dollars a month. The condo costs $1,800 and $40.

Frequently Asked Questions
The apartment is booked — can you still visit?
Give it. There's been a signal since July and the due diligence of the buyer goes until November. We received a visit and registered a proposal in second place, which goes on to be valid if the deal does not close. That's how this same apartment was sold in 2023.
Can you rent it for a short season?
Nope. The Convention requires a minimum contract of thirty days and allows a maximum of four days per year. Two or three-day rental is fined, and the concierge controls the entrance of guests.
How much does it cost to keep it a month?
One thousand eight hundred and forty dollars of condo, plus property tax of twenty-two thousand eight hundred a year and insurance of three thousand and one hundred. Adding up, forty-eight thousand dollars a year, or four thousand a month.
Has the building done the forty-year structural study?
The building is from 2019, so the first one won only in 2059. The reserve fund is at one million four hundred thousand dollars and there is no extra credit approved or discussed in the assembly.
Does the furniture come in?
Everything comes in except the works of art and the heated cellar of the room. The list is at the memorial and includes the woodwork, appliances and the trousseau the tenant uses today.
