The property
The building is on a dead end of the Europa Garden, with six apartments and two doormen taking turns. From the garage one climbs by an elevator that serves only the roof and opens inside the house, in a travertine hall that is 1978 and remains intact. From the street door to the living room, it takes 90 seconds.
It's five hundred and forty square meters on the last two floors, connected by an apparent concrete ladder opened in 2020. Frequently Asked Questions
Are the four spots really from the penthouse?
They are, and are described in the registration number and film — they are not vacancies for use or drawn in assembly. The buyer can sell two separately to another resident of the building, which is what the convention allows.
Can you close the terrace?
Partially. The convention allows retractable coverage in up to thirty square meters, with approval in assembly. Close the whole eighty, no — and the city wouldn't go into the new area either.
What did the 2020 reform take?
All the hydraulics and the electrics, the squadrons, the four bathrooms, the kitchen and the stairs between the floors. The peroba floor was scraped and maintained. There's design, ART and notes of everything in the sales folder.
How much do you pay a month?
R$ 6,800 condominium, which includes the two concierges, the generator and maintenance of the private elevator. The IPTU is R$ 41 thousand per year, with 6% discount in single quota.
Does the building take pet and construction?
Takes pet without port restrictions. Work is allowed from Monday to Friday, from 8 a.m. to 5 p.m., with prior communication to the manager. There is no approved collective work or extra open-ended credit.
