The property
The street ends in a live ten-foot fence, and it's behind it that the house is. From the gate to the door are seventy meters of entrance of ground shells, with the garage studio on the left and an oak grove on the right. The house is above the dune, twelve meters above the sea line, and from there the road is no longer heard.
Built in 1998 and completely renovated in 2021, it has cedar tiles that have already won the salt ash. The ground floor is one span: kitchen, stone fireplace and ten-seat table, with sliding doors to the deck on three sides. The five suites are upstairs; the main one has a balcony facing south, from where you can see the white line of the waves.
From the east end of the deck comes a wooden passage of one hundred and forty meters to the sand, endorsed in the scripture as perpetual servitude — there are seven houses with that right and no more. The village of Amagansett is two kilometers away, with the fish shop, the railway station and the cinema of a single room.

Can the house be rented in the summer?
It can, and it is. In 2026 it was rented from July 1st to August 31st for $285 thousand in the season. East Hampton's rental record is valid until May 2028 and the minimum allowed is two weeks.
Is the ticket to the beach really private?
It is a servitude endorsed in the deed, divided with six other houses on the street. It's not public, it can't be closed by any of them and there's no deadline. The straddle is maintained by a rate of about $800 per house per year.
How much is tax paid a year?
$32,400 of property tax in 2026, in two plots, January and May. There's no condo fee. Wind and flood insurance costs another $9,200 a year, and is required by any bank that finances.
Can the studio become a sixth suite?
There's a bathroom, a small kitchen and a private entrance. What it cannot be rented apart from the house — the zoning treats the two buildings as one unit.
Can you enlarge the house?
It gives, in up to 90 square meters, with project already approved by the city and valid until 2028. The planned enlargement is a two-bedroom wing to the west, and the plants enter the sale.
