Nine hundred centuries-old olive trees surround a fortified 17th-century masseria, with a working olive mill, Roman cistern and accommodation licence.
From the road connecting Ostuni to Ceglie comes a white path of one and a half kilometers between dry stone walls. The masseria appears at once, at the top of a bump: a whitewashed block with watchtower, closed courtyard and a car gate that still has the original iron lock. From the roof of the tower you can see the sea, 13 kilometers below.
It is seven hundred and sixty square meters on two floors, with star vaults on the floor below. Eight rooms occupy the north wing and the old grain store; the vaulted kitchen stores the 1740 wood oven, still in use. In the courtyard are the mill, with a stone press and a modern two-axis line, and the mouth of the Roman cistern.
Around eleven acres of nine hundred olive trees — ogliarola and coratina, almost all over three hundred years old — gave them four thousand two hundred liters of olive oil in the last harvest. The agronomist who takes care of them has been working here for fourteen years. Ostuni is nine kilometers away, Cisternino station twelve and Torre Guaceto beaches twenty minutes by car.

It pays its own cost and little more. The last crop yielded four thousand and two hundred liters, sold in bulk for about nine euros a litre. Bottled and branded, the same volume would be worth three times — it is the account that the current owners never wanted to do.
Nope. The land is agricultural and the landscape link prevents new volume. What can be recovered is what already exists: the two trulli and the deposit of 180 m2, which count as built area and can become accommodation.
About twenty-two thousand euros with the house open: housed in part-time, agronomist, IMU of three thousand nine hundred, safe and energy. Closed, down to 15 grand.
It can, with tax codice and Italian bank account — Royal Blue opens both before the deed. There is no restriction for Brazilian or American in this area. What changes is the registration rate: 9% instead of 2% of those who declare residence.
