The property
It is forty minutes from São Roque de Minas by dirt road in good condition, and the last three kilometers are already inside the farm. The gate is on a curve, after a concrete bridge over the Clean Water stream. From the gate to the headquarters, eighty more meters of altitude, between pasture and bushcaps, until the house appears on top of the spike.
The headquarters is 1912, of adobe in the original walls, and was restored in 2018 by a team of Tiradentes: remade roof, treated timbering, electric and new hydraulics. It is a thousand and forty square meters in U around a stone courtyard, with nine suites, three rooms, chapel and a wood stove kitchen that remains the one before.
The three hundred and ten hectares are divided into one hundred and ninety of pasture formed, sixty-two of legal reserve endorsed and the rest between capão, orchard and garden. There are seven springs, two with bestowal, and the stream cuts the property for two kilometers. Today the farm creates forty heads of nellore, and the lease of the pasture pays the caretaker and the cowboy.

Can you get married in the chapel?
Give it. The chapel is 1918 and remains consecrated; the archdiocese authorizes ceremonies with sixty days of warning. The courtyard receives a hundred and twenty people seated and the nine suites accommodate twenty guests — the rest is in San Roque.
Is the farm paid?
Whole, no; it comes close to the fixed cost. The lease of the pasture yields about R $ 96 thousand per year and covers the caretaker, the cowboy and the maintenance of the road. The headquarters is expense, and it costs seven to nine thousand reais a month to stay open.
Does the national park limit anything?
The farm borders the damping zone, not the park. New work needs consent from the ICMBio, which takes about ninety days, and one cannot open new pasture area. What already exists is consolidated and regulated.
Can you dismember it?
It can, respecting the rural module of twenty hectares of the region — which gives up to fifteen lots. The 2019 georeferencing is already certified in INCRA, which shortens the process to six or eight months.
The cattle go into the sale?
The forty heads of nellore, two tractors, the machinery of the corral and the saddles come in. The milk herd of the tenant, who goes out with him when the contract expires, does not enter in December 2027.
