The property
The car stops in the square and does not pass from there: the last street of Camogli is stone and is two meters wide. From the square to the hotel are sixty steps downhill, with luggage carried by someone from the house in a cart. The door leads straight to the water, and at high tide the water hits three meters from the threshold.
The building is 1904, five floors in faded ochre, renovated one floor at a time between 2017 and 2023. There are sixteen rooms, eleven of them overlooking the port, and two staff apartments on the top floor. Why isn't the price public?
Because the team doesn't know the hotel is for sale, and a cipher on the site arrives before any conversation. The value is passed in writing after the confidentiality agreement, together with the balance sheets of the last three years.
Do you buy the property or the company?
The company — one hundred percent of the shares of the company, which owns the property. That's what keeps the four-star license, the restaurant license and the contracts in place without having to ask for anything new.
The team stays?
The fourteen fixed contracts pass with society, and that's what we recommend: the chef has been for nine years and the housekeeper, for nineteen. No contract has an exit clause linked to the sale.
How much does the hotel make?
One million eight hundred and sixty thousand euros gross in 2026 — one million two hundred and ten thousand lodgings and six hundred and fifty thousand of the restaurant. The operational result was four hundred and fifty-two thousand, after sheet, supplies and maintenance.
You need some work?
Not to operate. The floor renovation ended in 2023 and the fire report was valid until 2029. What is open is the painting of the facade, which is topped: it is budgeted at sixty-eight thousand euros and already authorized by Soprintendenza.
