The property
The entrance is through the dirt road that exits the Square and descends two kilometers to the gate. From the gate to the house are more than a hundred and twenty meters of coconut groves, and the car under a wooden screen. From then on it's all ground floor: there's no step between the garage, the living room and the pool deck.
The house was raised in 2016 with demolition wood and clay tile, in five blocks connected by covered balconies. The five suites occupy two of them, facing the garden and not each other; the living room and kitchen are in the middle block, with glass panels that run and disappear on the sides. The fifth block is laundry and lodging.
The beach of the Coqueiros is 200 meters away, by a servitude that serves only this house and the neighbor. The Square is a four-minute drive away. The land is walled on the four sides, has an artesian well and automatic generator — and today a caretaker lives in the accommodation and cares for the garden and pool. He can have the buyer.

Frequently Asked Questions
Can the house be rented by season after purchase?
Yeah. The land is urban and there is no condominium to restrict. Royal Blue manages the lease of two neighboring houses and does the same here with a separate management contract.
The furniture goes into the sale?
The fixed woodwork, living room furniture, beds and air conditioning come in. The works of art, carpets and cellar go out with the owners. The full list is at the sale memorial.
How much does it cost to keep the house a month?
Between eleven and fourteen thousand reais, counting homemade, gardener, pistonman, energy and internet. IPTU are R $ 9,400 per year, paid in single quota in March.
Can you zoom in?
The land has 2,400 m2 and only 420 m2 built; the coefficient of the neighborhood allows to reach 720 m2. An extension of up to three hundred square meters passes only by approval in the city of Porto Seguro.
The caretaker stays?
Stay if the buyer wants to. He's been living in the compound for seven years and he knows the well, the generator and the irrigation network. The link is transferred at the date of the deed.
